I own properties in the Pittsburgh area. One house was actively leaking when it rained, and I knew it was going to need a full roof replacement. I contacted several contractors for quotes. Important to note, this house is on the larger side, 2 story.
First quote was not from a reputable contractor, although I have done work with him in the past on smaller projects. I doubt he or his crew had insurance and they offered no warranty or guarantees of quality. Supposedly to replace all wood (where they deem necessary) the total replacement would have been 10k.
Second quote came from Community Pro Roofing, Vic. I called him from a referral from my brother. I could tell immediately Vic was not only knowledgeable of his craft, but also passionate. He set up time to quickly check out the property. We went over his assessment in detail, and he was upfront that the house would likely need all new decking to meet warranty standards. It is important to mention, I actually found Vic's initial quote to be higher than anticipated. If the property did actually need all new decking, and if the roof had multiple layers of shingles (neither of which you can know until you tear it apart), the total cost came out closer to 17k.
I expressed my shock to Vic, but after listening to his reasoning and thinking about it for a day, I realized his quote was actually quite reasonable when you consider all that you are getting: new roof replacement, in this case - all new decking, 2 layers of shingles removed and all nails/materials disposed of, great shingles / products (Owens Corning) installed, warranties on service and products, highly competent professionals led by Pete doing the work on site with decades of experience, and open lines of communication with Vic and his team whenever I need.
I could have went with the cheaper, less reliable contractor, but instead I chose Community Pro Roofing, more specifically, Vic, because I wanted the best products, installed by professionals with decades of experience. I wanted to sleep at night not worrying if I was going to get a call in the middle of the night when it rained. So, I actually ended up doing 3 more houses with Vick, spending over $50k!
They all look great, I truly believe they will last longer than what I was promised and told. Communication for each project was as seamless as the execution. It's been about a month now and Vick and I still chat about any questions I have about the properties he worked on, and others that I just want his opinion on.
I don't know when the guy sleeps, but I do know when it comes to roofing, he is the expert and partner you want.
